Are Home Insurance Costs Finally Coming Down in Broward County?

You open your home insurance renewal and brace yourself. Another increase could mean less money for travel, home repairs, or simply enjoying retirement.

This time, there may be some better news.

Some home insurance rates are coming down in Broward County. But a lower rate does not mean every homeowner will get a smaller bill. Your savings depend on your insurance company, your home, and the coverage you choose.

What is changing?

On September 14, 2026, Kin announced an average homeowners insurance rate reduction of more than 20% for new and existing policyholders in Broward, Miami-Dade, and Palm Beach counties. That is an average across those three counties, not a promised discount for every home.

Then, on September 22, Florida’s Office of Insurance Regulation announced approved rate decreases for four other insurance companies, affecting more than 62,000 policies statewide. Those reductions take effect at renewal.

For homeowners who have been waiting for relief, these are encouraging signs. Still, the number that matters most is the quote for your address.

Will your insurance bill go down?

It might. Ask your insurance agent to review your next renewal and explain any changes.

A rate is part of how the company sets its price. Your premium is the actual amount you pay. Even when rates fall, changes to your coverage or the cost to rebuild your home can affect the final bill.

Before renewing, ask:

  • Does my policy qualify for a rate reduction?

  • Are all my available discounts included?

  • Has my coverage changed?

  • What would I pay out of pocket after a hurricane?

Compare quotes with similar coverage and deductibles. A deductible is the amount you pay toward a covered claim. A cheaper policy may leave you paying more after damage. Florida policies can also have a separate hurricane deductible.

Could your roof or storm protection help?

Certain features that protect your home from hurricane winds may qualify for insurance discounts. A wind mitigation inspection checks those features and documents them for the insurance company. Your agent can explain which credits apply to your home.

If you have added storm protection or replaced your roof, ask whether your insurance records need updating. Keep permits, inspection reports, and other paperwork together. Those documents can also be useful when you prepare to sell.

What does this mean if you are selling?

Buyers look at more than your asking price. They also consider insurance, taxes, mortgage payments, and any community fees.

A lower insurance quote could help a buyer feel more comfortable with the total cost. It does not automatically raise your home’s value or guarantee a sale, but it may remove one worry.

At The Chriz Tokar Team, we look beyond the photos and price. We help you prepare the property details buyers need, highlight documented improvements, and spot questions that deserve attention before they slow down a sale.

A buyer should still get their own insurance quote. Your current bill may not be what the next owner pays.

A smaller home may mean less cleaning and yard work. Before you count on lower monthly costs, check insurance, property taxes, and HOA or condo fees too.

Also ask about flood coverage. Standard homeowners insurance generally does not cover flooding, so separate coverage may be needed.

We help Broward County homeowners look at the whole move, from selling a longtime family home to finding a place that fits the next chapter.

Frequently Asked Questions

Are home insurance costs dropping across all of Broward County?

Some insurers have announced rate reductions that include Broward County. Savings vary by company, property, and policy. There is no countywide discount that applies to every homeowner.

Does Kin’s announcement mean I will save 20%?

No. Kin announced an average reduction of more than 20% across Broward, Miami-Dade, and Palm Beach counties. Your individual price may change by a different amount.

When would an insurance rate cut affect my bill?

That depends on the insurer and the approved effective date. The four companies named in Florida’s September 22 announcement will apply their reductions at renewal. Ask your agent when any change applies to you.

Can hurricane protection lower my insurance cost?

Qualifying wind protection features may earn discounts. A wind mitigation inspection helps document those features, and your insurer determines the credits.

Should buyers use the seller’s insurance bill to plan their budget?

Use it as background information. Get a quote based on the property and your own coverage needs before relying on that amount.
