The following analysis focuses on single-family homes priced from $700,000 and above, based on MLS data over the past 60 days, providing a current snapshot of the fine homes segment across these markets.

Across all four cities, inventory levels are relatively similar, with most markets showing approximately three to four months of inventory, which is considered a balanced market.

However, what separates these markets is not just supply, but how quickly homes are selling and how selective buyers are at these price points.

In Plantation, the market remains one of the most stable and efficient among the areas reviewed.

Over the past 60 days, approximately 60 homes have sold, with roughly 100 homes currently active, resulting in just over three months of inventory.

Homes averaged approximately 70 days on market, reflecting a steady pace for this price range.

Plantation continues to attract buyers who value established neighborhoods, mature landscaping, and a strong residential feel, and homes that are priced and presented correctly are moving consistently.

In Davie, the market shows a slightly slower pace.

Approximately 66 homes have sold, with about 140 currently active, resulting in just over four months of inventory.

Homes are averaging approximately 106 days on market, which reflects a longer selling timeline.

This is largely due to the type of inventory, as Davie often features larger homes and acreage properties that appeal to a more specific and selective buyer.

In Coral Springs, the market remains active but more competitive.

Approximately 66 homes have sold, with around 116 currently active, resulting in roughly three and a half months of inventory.

Homes are averaging approximately 95 days on market, indicating steady activity but increased competition among listings.

Buyers in Coral Springs tend to have more options, which means homes must stand out in pricing and presentation to achieve the best results.

In Parkland, the market presents one of the more interesting dynamics.

Approximately 75 homes have sold, with around 128 currently active, resulting in just over three months of inventory.

However, homes are averaging approximately 110 days on market, making this the longest timeline among the four cities.

This is not due to an oversupply of inventory, but rather the nature of the market, where larger homes and higher price points attract a more deliberate and selective buyer.

While no single city clearly outperforms the others across every metric, Plantation currently shows the most efficient pace of sales, while Coral Springs offers buyers more choices and competition among listings.

Davie and Parkland, although similar in overall inventory levels, reflect a more selective buyer pool, particularly at higher price points, which often results in longer marketing times.
